What are the Three Levels of Commercial Energy Audits?

A commercial energy audit offers a building operator a unique insight into the energy usage of a commercial facility. The goal of an audit is twofold.

First, to determine areas where energy is being wasted due to the continuing use of old, outdated equipment, and

Second, to make recommendations for replacing equipment and provide analysis and estimates as to the cost savings provided by this equipment.

The Three Levels of Commercial Energy Audits

There are three levels of commercial energy audits, and they're very easy to remember.

  • Level I Energy Audit

  • Level II Energy Audit

  • Level III Energy Audit

Level I Energy Audit

A Level I Energy Audit is designed to determine the current energy usage and efficiency levels of a commercial facility. The auditor surveys the building and analyzes energy bills in order to determine these figures. Then, the auditor gives an estimate for the cost and potential savings that could be realized with low-cost/no-cost efficiency measures, and does the same for some capital improvements.

This level of energy audit is ideal when an owner wants to determine the greatest potential for energy efficiency improvements among multiple buildings, or is uncertain as to whether a building would benefit from energy efficiency improvements.

Level II Energy Audit

This level of energy audit is the most commonly performed of the three. If a level I audit is dipping a toe in to test the waters, a level II audit is jumping right in. Level II audits offer comprehensive analysis of individual building systems and components, which results in specific calculations as to energy savings potential and potential return on investment. Level II audits also give cost/benefit analysis for capital-intensive energy efficiency improvements with a moderate level of confidence, which would be bolstered by further analysis.

Level III Energy Audit

Level III is designed for large scale energy efficiency improvements. It includes comprehensive analysis of capital-intensive improvements in order to generate a high level of confidence that large scale operations need in order to move forward. This level of audit is only used by the largest commercial facilities. Please note the greeNEWit does not offer level III audits.
